Utah Territory; and out of the money arising from such sale, to retain the said principal and interests, together with the costs of making such sale; and the surplus, if any there be, shall be paid by the party making such sale on demand to the party of the first part, his heirs and assigns.
And it is further covenanted and agreed that the crops to be raised on said farm shall be covered by the above mentioned mortgage, to secure in part the payment of the above amount to the party of the first part, by the parties of the second part their heirs and assigns."
